ClearRock Properties (Prima’s predecessor) and its capital partner acquired the 20%-occupied 105,000-SF property from a lender who had taken possession of the asset, which is located in one of the New York metro area’s premier submarkets. As part of the business plan, ClearRock immediately commenced and quickly completed an extensive renovation program. In parallel, ClearRock executed a creative marketing campaign resulting in the signing of several medical tenants, including a 32,000-SF lease with Stamford Hospital, prior to sale.
